The China Index Research Institute released the November national 100-city housing price index on the 3rd, showing a slight monthly increase in average new commercial property prices. According to the data, the average price of newly built homes across the 100 cities reached 8,791 yuan per square meter, up 0.26% from October. This marks the sixth consecutive month of growth since June, when prices had started to recover after a period of decline. Out of the 100 cities, 60 saw a month-on-month rise, 38 experienced a drop, and two remained stable.
In Jiangsu province, the real estate market followed the national trend, with nine cities reporting price increases and eight seeing declines among the 17 included in the report. Suqian led the province with the highest monthly increase of 1.69%, bringing its average new residential price to 3,921 yuan per square meter. Other cities such as Wujiang, Taizhou, Changshu, Xuzhou, Lianyungang, Nanjing, Huai'an, and Zhangjiagang also saw rising prices in November.
On the flip side, Wuxi recorded the largest monthly decline at 1.22%, with its current average new residential price standing at 8,120 yuan per square meter. Prices also fell in Yangzhou, Zhenjiang, Jiangyin, Nantong, Kunshan, Changzhou, and Suzhou during the same period.
According to Li Xianglan, a senior analyst at the Nanjing branch of the China Index Research Institute, by the end of 2012, most major real estate developers had met or exceeded their annual sales targets. Preliminary data indicated that transaction volumes rebounded in several cities during November, while inventory levels remained relatively stable. For instance, Nanjing's residential inventory dropped below 47,000 units by the end of the month, and the average home sales cycle began to shorten, signaling a positive shift in market dynamics.
